Designed by world-renowned architect, Rafael Vinõly, The Bryanston, Hyde Park is a collection of 54 residences (ranging from 901 – 13,691 sqft), enjoying a prominent location and extraordinary views. It is composed of two elements: the podium, with its gracefully tiered terraces, and the tower, which stretches to 18 storeys and provides 360° cityscape views into Hyde Park and the City.
The Bryanston nestles between three Royal Parks and is minutes away from Selfridges and the preeminent shops, restaurants, and hotels of Park Lane and Mayfair. At the heart of The Portman Estate, one of London’s great estates is a spectacular address to call home in a desirable central London location.
The Bryanston has a determined focus on wellness for its residents. The 54 spacious lateral apartments are fitted with dedicated air-handling units that not only regulate temperature but also remove particulates (e.g. nearby roadwork dust and pollen) and inorganic gases (e.g. traffic fumes). Almacantar was the first luxury residential developer to register for AirScore certification and has since conducted validation assessments every year, allowing residents peace of mind and independent validation of the air quality inside their homes.

The Objective
Prioritising environmental quality within urban living spaces has become an urgent concern in today’s world. Almacantar, recognising this, has taken proactive measures for its Marble Arch super-prime development, The Bryanston, to address the pressing issue of air pollution.
With statistics revealing alarming rates of respiratory ailments, such as asthma affecting one in every 12 adults and one in every 11 children in the UK with an increasing rate of adult-onset asthma, the need for our spaces to be ‘safe havens’ has never been clearer. Almacantar’s commitment to residents’ health and wellbeing is demonstrated through voluntary testing and certification of internal air quality, providing peace of mind amidst the urban hustle.
The Outcome
Having undertaken AirScore certification every year since completion, the performance of The Bryanston’s indoor environment remains at a high standard. Independent analysis and verification by AirRated sees the project retain its AirScore Gold status.
In a world where homebuyers seek not only comfort but also assurance of their wellbeing, The Bryanston sets a new standard. Just as homeowners gauge energy performance, understanding air quality performance is now a crucial aspect of residential living. Through certifications such as the AirScore, residents can confidently call The Bryanston not just a home, but a haven for their health and happiness.
Through this achievement, The Bryanston is able to offer a meaningful and powerful differentiator in the residential market for both its current and prospective residents.
Francesca Brady, CEO at AirRated said:
“If given the option between drinking a glass of clean water or a glass of dirty water, you would opt for the clean one, wouldn’t you? When it comes to the air we breathe, though, it’s not as distinct. Yet, instinctively, we all want to breathe clean air. The purpose of an AirScore is to unveil the unseen and make the invisible, visible.”

The Benefit
Securing an AirScore isn’t just about ensuring high quality indoor air — it’s about empowering residents with a deeper insight into their living environment.
Through a collaborative effort with AirRated and consistent on-site assessments, Almacantar has not only enhanced its grasp on indoor air quality but has also fine-tuned strategies for ongoing management and improvement. These results serve as a resounding validation, affirming that the design specifications and operational protocols of The Bryanston consistently deliver an exceptional indoor environment for both present and future residents.
By seeking independent, expert evaluations of the building’s indoor air quality, Almacantar proudly confirms The Bryanston’s unwavering dedication to residents’ health and wellbeing. This commitment goes beyond promises—it’s a tangible display of transparency and accountability.
Fresh off the heels of a successful recertification in late 2023, The Bryanston boasts consecutive AirScore Gold certifications, underscoring Almacantar’s steadfast commitment to resident welfare.
Recognised as the Super Prime Development of the Year in the 2023 Spear’s Awards, The Bryanston’s emphasis on wellness and healthy living resonates deeply. The meticulous attention to detail and unwavering focus on resident wellbeing, as highlighted by the esteemed judging panel, reaffirm The Bryanston’s status as a beacon of excellence in modern living.
Kathrin Hersel, Property Director at Almacantar, said:
“Air quality in the workplace is something that has long been evaluated, with studies showing that elevated levels of CO2 can cause up to 11% reduction in productivity. As work life norms shift and we spend more time at home, the indoor air quality of our homes, and the impact it has on sleep, productivity and health is high on buyers’ agendas.
The Bryanston sets a new standard for healthy city living, pioneering with a globally recognised benchmark to protect clean air within our residences and have a positive impact on residents’ physical wellbeing. Demand for living in the centre of one of the world’s most cosmopolitan cities has not diminished, but as developers we must adapt and respond to changing dynamics – the new barometer of luxury is ‘health’ and that means the air we breathe at home must be free from pollutants, toxins and other harmful elements.”
